The beautiful thing, in my opinion at least, is the site doesn't have to be a blog and it doesn't have to consume your existence to be effective. It just needs quality information in an easy to find format. Jay nailed it with his new site. And Vicki Moore's new site, Linda Mar Homes is of the same mode ... a strong IDX search, good local information and a very simple format.

But like you said, Joe, very few agents seem to realize the power inherent in these local sites.

This is exactly the idea I had when I started in real estate five years ago. My problem has always been focusing on only one or two communities. Instead, I focus on Midtown Columbus' historic urban neighborhoods which ends up being more or less everything inside the outerbelt.

In the meantime, I don't feel that I give any one or two neighborhoods enough special attention. Even after five years I'm surprised at how many agents don't even begin to understand this --- though I've yet to put it all together in a cohesive package that I'm happy with. I am working on it though and I'm looking forward to continued discussion in these areas.

It's quickly becoming easier for single agents and small brokerages to have the kind of internet presence that large local franchises have. Nice local sites Jonathan and nice job with your quick site Jay.

Jonathan - I missed this when you posted - so I'm sorry for jumping in late..... Love this post to recap much of our conversation the other night :) !!!! It is a great time to jump into HyperLocal blogging with neighborhoods - all you have to do is provide enough information and keep it up-to-date to become that neighborhood expert people will grow to turn to when they need information! (Buyers and Sellers)

Your neighborhood blogs are very well done and what a great resource for the community!!! Who you gonna call? Jonathan!!!

This is a really good idea and is basically like real estate investors who look at the upcoming building permits and so forth so they can make financial investment into something that will be developed. The same goes for the internet and I never thought of that.

This is a great idea. I have a free Point 2 website that I haven't been doing anything with. I can have 15 pages, can frame in an IDX, and can add any unique content that I want. Do you see any reason why it would be better to have it on Wordpress? I already know the backoffice and can quickly edit through P2, and can buy a domain name and point it to the site. If Wordpress will get me much better SEO, is Wordpress.com ok or does it really need to be Wordpress.org?

BTW, I think that this could still get you listings. I know a lot of people that are very interested in knowing the price, closing price, etc for every house in their subdivision. If you added a 'What Did It Sell For' page, and sent a postcard advertising the website address to the subdivision owners, I bet that they would use it every time there was a new listing in the subdivision to check it out. Even better if you included FSBO closed sale info on the sold page (which could easily be found in the tax records).

Artur - time to maintain the site is maybe an hour a month and probably far, far less. I'm not using the site as a blog. It's a website with a Wordpress base and a strong IDX presence. I have to do almost nothing with it.

"But when you consider my total investment has been less than $50 … well, you can do the math."

What about the time you put in to create and maintain the site. That has a cost as well. I'm not trying to diminish the value of the idea but all costs need to be considered: if it's not monetary then there's an opportunity cost.
